Residential vs Non-Residential Static Caravans
- Purpose:
- Residential Parks: Designed to be a permanent and main residence. Ideal for downsizing, retirement, or a community-oriented lifestyle.
- Holiday Parks: Designed for recreational use to enjoy short breaks or longer holidays.
Length of Stay:
- Residential Parks: Accommodate permanent all year-round use.
- Holiday Parks: Every holiday park has a licence to operate as business provided to them by the local council. In general, this allows the holiday park to operate from 8 – 12 months of the year depending on its site licence. This licence may reference the amount of usage or number of consecutive days a caravan can be occupied for.
- Rights and Obligations:
- Residential Parks: Enjoy permanent occupancy rights, with the option to sell or transfer ownership. Responsible for property maintenance and fees along with park rules.
- Holiday Parks: In general, a holiday park will issue a caravan owner a licence to occupy a pitch on the park along with the park rules. This is issued at point of purchase if a caravan is bought from the park where the caravan is intended to be sited. Or if you already have a caravan and the park has agreed for you to occupy a pitch on the park.
The licence is key as it will state,- How long the caravan can stay on the park for.
- What happens if you want to sell the caravan, on or off the park.
- The pitch fees and other associated costs.
